Supported living property investing is a hot topic and will continue to be, as the need for good homes in the sector is not going away. We met so many people at our last networking event from both the care and property sides wanting to understand how to progress further in supported living.   

The team behind Supported Living Gateway has a huge amount of property investment experience. The directors are all active property investors who have properties leased to supported living providers within their portfolios.  

Our relationship manager, Lee, as well as having property and mortgage brokering experience, also understands the care sector having worked on the commercial side with care businesses before he joined the Gateway. He knows first-hand what is needed.

When choosing people to work with and listen to, you need to make sure they know their stuff!

However, it's crucial to understand the complexities and pitfalls of this sector before diving in. One of the most important steps is to seek guidance from individuals with first-hand experience and a proven track record in supported living property investing. 

A good mentor should have extensive experience in dealing with various aspects of the industry, such as negotiating leases, navigating planning changes, and building a network of specialist contacts, often referred to as a "Power Team." These mentors can help protect you from making costly mistakes, as they have already navigated the path you're embarking on. 

When searching for a mentor, be cautious of individuals who claim to be experts but are not actively investing themselves. Ideally, a mentor should be actively sourcing and building their own supported living property portfolio to stay up-to-date with current trends, updated legislation, and market conditions. Even those with years of experience and an established portfolio should continue to invest to maintain their expertise. 

Theoretical knowledge alone is insufficient in this industry. You should seek a mentor with hands-on experience in addition to knowledge. Someone who has tackled the challenges of supported living property investing firsthand can provide invaluable insights and help you navigate complex arrangements more efficiently.
